FAQ

Frequently asked questions

How does the SARS R2,000,000 primary residence exclusion work?

Under Paragraph 45 of the Eighth Schedule, the first R2,000,000 of capital gain realized on the sale of a primary residence (your main home on a property not exceeding 2 hectares) is completely exempt from Capital Gains Tax. If your capital gain is R2,000,000 or less, you owe zero CGT.

What happens if a property sells for R2,000,000 or less?

If the gross selling price of a primary residence is R2,000,000 or less, any capital gain realized is fully disregarded by SARS, regardless of the original purchase price.

What renovations and expenses can I add to my property’s base cost?

You can add capital improvements that enhance property value (building an extra bedroom, installing solar systems, granite kitchen remodel, swimming pool). However, routine maintenance and repairs (repainting, fixing roof leaks, garden service) cannot be added to the base cost.

Does the R2m exemption apply to holiday homes or buy-to-let properties?

No. Second homes, rental investment units, and holiday houses do not qualify for the primary residence exclusion. The standard R40,000 annual exclusion and 40% inclusion rate apply.
